Make a Reservation
The first thing you should do to ensure you don’t miss out on your new home is to officially reserve the property. Our estate agent will assist you with the reservation process and the property will be withdrawn from the market for 8 weeks to allow for
We ask for a reservation fee of £1000 or £500 if you are buying through the Help to Buy Scheme which should be paid in cash, cheque or bank transfer.
The agreed sale price is guaranteed during the reservation period. Should the reservation be retracted, your deposit will be returned to you
Get Independent Financial Advice
If you require help with your borrowing arrangements you should seek advice from an Independent Financial Adviser (IFA).
An IFA will provide you with impartial advice that considers every option available. They will be unbiased and will work with your best interests in mind.
Instruct a Solicitor
It is good to use someone who comes with recommendations but if you are unsure, we can recommend some local practices.
It is the solicitor’s responsibility is to arrange for the transfer of ownership. This is referred to as ‘conveyancing’.
You’ll need to pay various fees for this service, so ensure you understand what these are likely to be.
Making Choices
You will probably want to choose from our extensive range but perhaps you have something very specific in mind and we will endeavour to accommodate these optional extras wherever possible with an upgrade fee chargeable.
Exchanging Contracts
The next step is exchanging contracts. This must be done during the reservation period. You are now legally committed to buying the property and you will pay your deposit. We will have agreed a completion date which usually takes place 28 days after contracts are exchanged.
Completion Day
You can now collect your keys and take ownership of your wonderful new home.
Please ensure you have home insurance in place for this day as it is your responsibility from completion.
After Care
Your home is one of your greatest assets, so please take the time to read this guide.
With proper care, you will maintain its value while you gain maximum enjoyment from a well maintained home.
We will do everything we can to ensure your property is in pristine condition but in the event of a problem arising we will resolve the matter as swiftly as possible.
We will contact you a few days after you have moved in to check you are completely satisfied.
